Explanation of Condo Hotels In a condo hotel, a buyer makes a fee simple purchase of a deeded condominium unit/guestroom. When not occupying the room, the owner may make the unit available to guests at the hotel through a rental management or leaseback program. Any room revenue generated through the program is shared between the unit owner and the developer/managing partner. This scenario provides a host of tangible benefits for the condominium owner, including a deed to a physical room, access to all hotel amenities and the ability to take advantage of a 1031 tax-deferred exchange. Condo hotels differ from other vacation home models in a variety of ways.

If you want to learn to ski quickly, you must first learn to walk – with snow skis on! Take a ski lesson so you can learn what’s called “Stepping” from a professional ski instructor. There are two fundamentals you’ll learn during your first day of ski instruction – stopping and turning. The Stepping Drill (walking) is the gateway to this. The process involves lots of, well, stepping. When we walk (with shoes on) and turn left, we lead with our left foot. When we walk and turn right we lead with our right. We do this without thinking. With your skis on, you’ll be taking baby steps (left and right) until you’ve learned to turn, while simultaneously keeping your feet parallel – just like when you walk.

If a property owner was in default with their mortgage payments and could not satisfy the outstanding debt or bring the mortgage and any outstanding penalties current during the pre-foreclosure stage, they were surely going to be faced with having to leave their home. In some cases, property owners that were upside down in their mortgage or through financial hardship found themselves in a position where expenses were just too overwhelming may have chosen to just walk away from their homes, no matter how difficult it was for them and their families.
